On average there was a 30% increase in Manitowoc property values after they were recently assessed by a Menasha assessor group Accurate.
Manitowoc Mayor Justin Nickels says this isn’t too surprising.
“The markets have been kind of influx here with homes selling for far greater than for the asking price, even more so than what the properties are assessed at,” he explained. “Usually, properties don’t usually even sell at the assessed price they sell higher than that, especially in this market.”
At the same time, Nickels says properties had to be assessed because the city wasn’t complying with state law.
Manitowoc is allowed to fluctuate between 90% to 100% of property values being assessed, but as Nickels tells Seehafer News, “We’re currently at 80%, which is out of compliance with state law meaning we had to have a reevaluation of our properties.”
Nickels says if you don’t think the assessment was fair, you can contact the city assessor if you think your home was over-assessed.
That being said Nickels stated bluntly, “Assessments of your property do not translate to tax increases.”
We’ve reached out to Accurate Assessors for comment, but they haven’t returned our call yet.
